Ventilation Condition
We check that the ventilation of the property that complies with the Australian Standards and BCA requirements. Australian Standard 3660 states the minimum clearance between the ground and the underside of a subfloor. This Standard is called ‘Termite management’ and sets out a range of good practices for avoiding termite attack whilst maintaining adequate subfloor ventilation. The minimum clearance for Australian Standard is 400 mm, except for the last 2 metres around the perimeter, where it can slope up to 150 mm clearance.Open spaces allow cross-ventilation and for air to move freely inside the subfloor cavity.
